General information only
MortgageMath US provides general information about mortgages, refinancing and home equity in the United States. It is not personal financial, investment, tax or legal advice, and it does not take your individual circumstances into account.
Estimates, not quotes
Calculator results and worked examples are estimates. They use the inputs you choose and published averages — for example Freddie Mac’s weekly average rate, the Census Bureau’s property tax ratios and Freddie Mac’s average insurance cost — which can differ from what a lender, insurer or tax office will charge you. Your actual rate, payment, fees, taxes and insurance will be in your Loan Estimate, Closing Disclosure, tax bill and insurance quote.
Programs and rules change
Loan limits, insurance premiums, credit requirements and state assistance programs change, sometimes with little notice, and assistance funds can run out. Each figure on the site shows its source and date; confirm the current terms with the agency or lender before you rely on them.
Not a lender
We are not a lender, broker, real estate agent, insurer or housing counselor, and we don’t recommend specific companies. For help with your own situation, talk to a licensed loan officer, a tax professional, an attorney, or a HUD-approved housing counseling agency.
No warranty
We work hard to keep the site accurate, but we provide it “as is”, without warranties. See our terms of use and editorial policy.
