Quick answer
Pre-approval means a lender has verified your income, assets and credit and says in writing how much it is prepared to lend; pre-qualification is usually a quicker estimate built on what you tell the lender. Neither is a guaranteed loan offer. Mortgage credit checks made within 45 days of each other count as a single inquiry, so you can get pre-approved by more than one lender. Every letter carries an expiry date set by the lender, partly because Fannie Mae requires credit, income and asset documents to be no more than 4 months old when you close.

Pre-qualification vs pre-approval
Lenders don’t use these words consistently. The CFPB notes that some lenders issue a “prequalification” based on unverified information you report, while others issue a “preapproval” only after checking documents. What matters is what the lender actually verified, so ask.
| Pre-qualification | Pre-approval | |
|---|---|---|
| Based on | Income, debts and assets you report | Pay stubs, tax forms, bank statements and a credit report |
| Credit check | Sometimes, sometimes not | Yes, usually from all three nationwide credit bureaus |
| Underwriting | Rough estimate | Often run through an automated underwriting system |
| What it tells a seller | You have talked to a lender | A lender has checked your file |
| Binding? | No | No — the final approval comes after the appraisal and underwriting |
A pre-qualification is fine for early budgeting. Once you are ready to make offers, a pre-approval is what sellers and agents expect.
Documents lenders ask for
Expect to provide most of the following. Lenders ask for more when income is irregular or comes from a business.
- Identity: government photo ID and your Social Security number for the credit check.
- Employment income: recent pay stubs and W-2 forms, plus the name and contact details of each employer.
- Self-employment, commission or rental income: recent federal tax returns, business returns and a year-to-date profit-and-loss statement.
- Other income: award letters for Social Security, pensions or disability, and a court order if you want alimony or child support counted.
- Assets: recent statements for every bank, brokerage and retirement account, all pages, with an explanation for any large deposit that isn’t payroll.
- Gifts: a signed gift letter and proof of the transfer — see down payment for the rules.
- Debts and history: statements for loans that may not appear on your credit report, divorce decrees, and bankruptcy papers if you have them.
- VA loans: your Certificate of Eligibility.
Documents go stale. On loans sold to Fannie Mae, credit reports and employment, income and asset documents must be no more than 4 months old on the day you sign the note, so a lender will ask for fresh copies if your search runs long.
How the credit check works
A pre-approval normally involves a hard credit inquiry. According to the CFPB, an inquiry typically has a small negative effect on your scores, and multiple mortgage credit checks are recorded as one inquiry as long as the last comes within 45 days of the first. That is your window to compare lenders.
Check your own reports first. You can see your report from each nationwide bureau free once a week at AnnualCreditReport.com, and fixing an error before you apply is far easier than during underwriting. Our credit score guide covers the minimum scores for each loan type.
What a pre-approval amount really means
The letter states the most the lender will lend, which is often more than you would choose to spend. Lenders size it by your debt-to-income ratio, and different limits give very different answers.
$100,000 income, $400 a month of other debts, 10% down, 30-year fixed at the 7.24% weekly average
| Limit used | Housing budget a month | Home price it supports |
|---|---|---|
| Freddie Mac guidance: housing under 30%, all debts under 45% | $2,500 | $323,000 |
| Fannie Mae manual underwriting: all debts up to 36% | $2,600 | $336,000 |
| Fannie Mae Desktop Underwriter maximum: all debts up to 50% | $3,767 | $487,000 |
The housing budget covers principal, interest, property tax at the 0.89% national ratio, insurance and PMI. A letter based on the automated maximum could be about $164,000 above the price that fits Freddie Mac’s comfort guidance. Try your own figures in the affordability calculator.
Rates matter too. On the first row, a rise of half a percentage point would cut the price the same budget supports by about $12,000. A pre-approval doesn’t lock your rate; that comes later, once you have a property — see how mortgage rates work.
What can break a pre-approval
The final approval re-checks everything. On Fannie Mae loans the lender must re-verify your employment no more than 10 business days before the note date, and many lenders pull credit again shortly before closing. The usual problems:
- New credit. A car loan, a store card or co-signing for someone adds a payment and an inquiry, and can push your debt-to-income ratio over the limit.
- Job changes. Moving from salary to commission or self-employment, cutting hours or leaving a job can change how your income is counted.
- Unexplained money. Large deposits need a paper trail; cash that appears from nowhere can’t be used.
- Missed payments. One late payment can lower your score and the price of the loan.
- A different loan. Changing the loan type or down payment means the lender has to re-run the file.
- The house itself. A low appraisal or a property the program won’t finance — see appraisal and inspection.
How to get pre-approved
Check your credit
Pull your reports, dispute errors and note your scores before a lender sees them.
Gather documents
Collect pay stubs, W-2s, tax returns, statements and any gift paperwork in one folder.
Apply with two or three lenders
Keep the applications within 45 days so the credit checks count once, and compare the same loan type and down payment.
Read the letter
Note the amount, loan type, assumed down payment, conditions and expiry date. Ask whether the lender can tailor the amount to each offer.
Apply with a property
Once you have an address, a full application triggers a Loan Estimate within 3 business days; see Loan Estimate and Closing Disclosure.
The pre-approval is the second step of the purchase described in our buying a home hub. If your credit or down payment is thin, compare an FHA loan with conventional options before you apply.
Frequently asked questions
How long does a mortgage pre-approval last?
The lender sets the expiry date, and it is printed on the letter. Whatever the date, your documents must still be current at closing — no more than 4 months old on Fannie Mae loans — so expect to send updated pay stubs and statements if your search runs long.
Does getting pre-approved hurt your credit?
A hard inquiry usually has a small effect. Multiple mortgage credit checks within 45 days of the first count as one inquiry, so comparing several lenders in that window costs no more than applying once.
Is pre-qualification enough to make an offer?
It can be, but many sellers and agents expect a pre-approval because it shows that a lender has checked your income, assets and credit. Ask your lender which kind of letter it is issuing and what it verified.
Can you be denied after pre-approval?
Yes. The final approval depends on the appraisal, updated documents and a fresh look at your credit and employment. New debt, a job change, missed payments or a low appraisal are the usual reasons a pre-approval falls through.
Should I get pre-approved by more than one lender?
It is a good way to compare service and pricing, and the credit checks count as one inquiry if they fall within 45 days. Once you have a property, request Loan Estimates from each lender on the same day.
Does a pre-approval lock my interest rate?
No. A rate lock is a separate agreement, usually made once you have a signed contract on a home. The letter may assume a rate, but the rate you get depends on the day you lock.
